SELECT WINS RoSPA SILVER AWARD
Select Facilities Management Ltd has picked up the prestigious RoSPA Silver Award 2005, recognising and celebrating the achievement of a very high standard of Health and Safety at work over the past three years.

This is a growing area of expertise, with some extensive projects having been completed, reviewing in particular:

• Current energy supplies
• Current agreements
• Tariffs
• Pooling of energy between clients
• Opportunities through deregulation

Ongoing management of utilities suppliers is a separate role, which requires strong database analytical skills. For multiple location accounts, sample testing is also necessary to ensure that the correct tariffs and usage volumes have been incurred and are thus paid for on behalf of our client

Select’s approach is to establish reputable lines of energy service delivery that are cost effective and meet the reporting and control measures necessary to enable effective management of the service.

We source, review, and tender energy contracts, this is done either in house or dependent on the profile of the estate via a strategic partner with whom we work very closely. We therefore are able to offer a specialist energy procurement and invoice management service where specific focus and experience is with multi site estates.

Effective monitoring and control of the energy consumption of each location within an estate requires the appropriate resource and tools. We therefore create an energy consumption database utilising historic data and provide ongoing data management information based on future consumption rates. We consolidate and provide key information to the database i.e. size of supply, building, location, meter number, serial number, meter operator, consumption on a half-hourly basis where appropriate.

Where buildings are partly let we work closely to deliver appropriate charges that reflect a reduced service level requirement, whilst consuming only sufficient energy to protect the premises from undue deterioration or degradation. We undertake the re-negotiation of energy supply requirements for reduced occupancy buildings to prevent penalty claims for under consumption and reduction of maximum demand (availability charges).

Our invoice validation service will carry out the following checks against each monthly or quarterly invoice:

• Standing charge and availability charges are set at the agreed contract rate.
• Capacity is set at the appropriate level relative to maximum demand of the site.
• Unit rates are being charged at the agreed contract rates
• Meter Operator charges are not duplicated by the supplier
• Communications charges are not duplicated by the supplier and meter operator
• Fossil fuel levy is charged correctly and not charged against the meter operator costs or communications charges (where charged by the supplier)
• VAT is charged at the appropriate rate.
• The variance between the consumption month on month is within target levels.

There are many issues surrounding multi-site invoicing and there can be a high number of consequential errors. We work with suppliers to provide consolidated bills electronically. This enables invoice processing and analysis to be managed more accurately and efficiently. Furthermore, all consumption data can be easily transferred to the database records.

Additional Procurement Services
There are many other areas within the FM arena where professional process management and procurement objectives can produce significant savings and thereby long term cost effective solutions. We have been particularly successful in delivering cost savings to our clients in the following areas: waste management, stationery and telephones.
